Rental Information

Lady Jane's Antique and Photography mall rent spaces and can usually work with a dealer as to the size space they may need. The mall is most exclusively antiques and collectibles; however, a dealer may incorporate a few new items, such as decorative and the ratio must be kept to a minimum. Our mall has a lot of ambience and uniqueness and we have a lot of peoples comments to that affect.

Every dealer must have a sales tax exemption certificate and a copy must be on display in their space. This certificate may be obtained by contacting the Comptroller of Public Accounts in Austin or your nearest state offices. Lady Jane's is responsible for collecting and paying sales tax as required by the Texas Comptroller's office.

No dealer has to work but each dealer should regularly change their inventory as to better merchandise their space. It is the responsibility of each dealer to mark each item either with a price or for display only. Even if hangers, plate stands, or shelving are display only, please mark accordingly. Dealers are required to keep spaces well displayed in a safe manner. (No hazards for tripping or dangerous items left within reach of children)

Lady Jane's Mall will not be responsible for shortages, breakage, nor theft as by the same token Lady Jane is not responsible for any accident by a customer or by a dealer working in their space such as on a ladder, etc.

Sales checks for each dealer will be made one time only at the first of the month; however, sometimes checks will be ready at different times due to holidays and days the mall is closed, but if you sign up to be a dealer all of that will be discussed at that time.

No one has to sign a contract, but Lady Jane's mall does require that the dealer will be required to furnish a month's notice in the event that they decide to move out. We welcome all new dealers aboard and look forward to working with you in the future.
